Licensing Body

BC Financial Services Authority (BCFSA) – Mortgage Broker oversight

Our preparation is separate from official licensing education and does not issue a licence. BCFSA’s mortgage education guidance states that prospective applicants beginning August 4, 2026 follow the Mortgage Services Licensing Course pathway. Students previously enrolled in Mortgage Brokerage in BC have separate transition requirements. Confirm your pathway with BCFSA and UBC Sauder before enrolling. Licensing information checked September 22, 2026.

Mortgage Licensing Requirements

You must satisfy the current English Language Proficiency Requirement before the licensing examination. Review BCFSA and UBC Sauder’s accepted evidence and exemptions for your pathway; our preparation classes do not determine eligibility.

Course & assessment information

  • Focus areas: mortgage legislation and ethics; products and lender types; application intake; credit and income analysis (salaried, hourly, self-employed); ratios and affordability; property types and risks; documentation and disclosure; privacy and anti-money-laundering awareness; conditions, funding, and post-funding file management.
  • Practice: case studies with forms, calculation drills, and full-length mock exams; exam-writing strategy is included.
  • Next steps: after passing, complete any remaining regulator requirements and submit your licence application with your sponsoring brokerage.

FAQs

Check the current English Language Proficiency Requirement and accepted exemptions with BCFSA and UBC Sauder before booking a language test. If you need language preparation, ask about our IELTS/CELPIP classes and specify the test your licensing provider requires.

For new applicants, consult the Mortgage Services Licensing Course pathway. If you previously enrolled in Mortgage Brokerage in BC, ask BCFSA about the transition requirements that apply to you. Lead’s preparation supports your studies and does not replace the official course.

Yes. To practise, you apply through a licensed mortgage brokerage and your licence is issued in connection with that brokerage.

You’ll use practical math—GDS/TDS ratios, payment and interest calculations, and simple pricing/fee scenarios. We provide step-by-step methods and practice.

Your timeline depends on the official course, examination, application requirements, and regulator processing. The advertised 7–8 weeks describes Lead’s preparation course, not the time needed to receive a licence.
